The thought of going out and purchasing a few rental properties and making it big like Donald Trump can be pretty exciting. Sadly, this is not how the situation plays out for most people because Detroit property management is a lot harder than what it seems. The problem is that a lot of first-time investors hear stories from people who know someone who knows someone who "made it big" with rental properties. Sometimes these stories are even generated by professionals working at Detroit property management firms. So, if you are considering jumping in the rental real estate market, educate yourself about the common lies associated with the industry first.
- All you have to do is buy a house and the money will roll in. This is probably the biggest lie out there, and many times Detroit property management companies are the ones guilty of spreading it. If you are talking with a real estate "professional" who tells you this, turn and run as fast as possible! Seriously, there is so much more to making money with investment properties than this statement tells. For instance, you need to learn how to advertise effectively, find prospects, prescreen prospects to find a qualified renter, collect rent (sometimes you have to track it down), handle maintenance at all hours and much, much more before you ever see one cent of the money that just "rolls" in.
- You don't have to know much to be a landlord. Again, if your friend who works at a Detroit property management company is telling you this, ignore him. The truth is that owning rental properties is not a traditional "side" job, it's a real business and it has to be treated as such or you'll see yourself losing money instead of making it. This takes more skill and knowledge than one thinks. Now, if you have the resources available to purchase a rental and hire one of the reputable Detroit property management firms to help you manage it, then you don't have to know a lot, but you will still need some basic business skills before you can succeed.
- You can handle being a property manager - it's easy! This is the one that biggest misconceptions that people believe. The easiest part of owning rental properties is actually buying the property. Any decent Detroit property management company will tell you that the tricky part of succeeding with investment properties is dealing with the people. Tenants can be hard to handle sometimes and getting contractors scheduled to repair maintenance issues and code violations can also be difficult. Being your own property manager will be many things, but "easy" is not one of them.
