Using a Website to Promote Metro Detroit Rentals

If you are a local real estate investor with Metro Detroit rentals, you understand how competitive the market is right now. Advertising is a critical part of providing good high-quality property management in Detroit and it can be pretty difficult when you're doing it alone. After all, not only do you have to worry about advertising your properties but you also have to worry about keeping your current tenants happy by staying on top of their maintenance requests and any other concerns they have in addition to keeping up with your end of the business (finances, taxes, bills, etc.).

You may or may not have already thought of creating a website to better promote your Metro Detroit rentals. The fact is that a website can be a very valuable tool for real estate investors who know how to use it properly. That is the key...using the website properly, because if you use your business website incorrectly, it can actually hurt you and your houses for rent in Metro Detroit. Below are a few things you need to do when using a website to promote rental properties.

  1. Include Pictures - While a lot of investors, even professional Metro Detroit property managers, choose not to place pictures of available rentals on their websites, pictures can actually help you lease a rental much quicker than an ad without pictures. After all, a picture is worth 1,000 words, right? Just make sure that the pictures you do use to showcase available properties are pictures highlighting the properties' best assets.

  2. Be Careful with Words - Make sure you choose your words carefully when advertising your available Metro Detroit rentals. You don't want to use phrases like "this is a perfect home for..." or "a college student's dream" as these types of phrases may be misunderstood and appear discriminatory.

  3. Include a Commitment to Fair Housing - One thing all investors and landlords need to do is make it very clear that they are committed to following the guidelines of the Fair Housing Act. You should have the Fair Housing logo on your website to instantly notify visitors of your commitment for following the guidelines within the Act.
